I'm buying a house+land for $3k!

The title speaks the truth, I'm buying a chunk of land and a double wide trailer house all for $3,000.00. the land is wooded, and littered with scrap lawnmowers, sheds, and misc junk, and the trailer needs new carpet and I'm doing all new drywall inside instead of the paneling. Gotta buy a chainsaw. I can get that with scrap money, lol.
The way this came about is that I was chatting with my stepdad while roofing his house, and I was telling him that my fiancee and I have a rough outline of our dream. Buy a piece of land, drill a well, get power to it, plop a trailer on it, and live in the trailer rent-free while putting money into building a new house. My stepdad was like, "well Tim Ott (his buddy) has a piece of land and a trailer that he doesn't know what to do with. he'd probably sell it to ya pretty cheap." Tim's dad died a few weeks ago, and he inherited the property. I offered to take it off his hands as is, and he said sure, $3000.00. Needless to say, it's a done deal. getting the first four steps of our plan accomplished for only $3k? It's a no brainer. It's more than a fair deal. the land and trailer are a dump, but can be brought back with a bunch of sweat equity. I'm young and ambitious. here's a pic. the road is straight, but it looks curved because of the collage of pics I put together to get the shot. The red arrows and lines show the property lines.
It may look like the place is on a country road, but infact, in the picture, there are neighbors and the rest of the town behind and to the right of where i'm standing. City water and sewer !
The property is, according to google earth, 1.55 acre. 316ft x211 ft. the town is ulysses nebraska, 68669, a half hour from Columbus. The property I'm buying is just to the east of the baseball field.

awesome deal! land is worth so much more than that here! it's nothing to clean up a lil bit. scrap metal like you said then burn what you can! lol if the trailer is half decent then yeah redo the inside. right on~!

Sweet deal, looks like alot of work. We can have one heck of a bonfire with all those trees. Move that camper next to the house, then you will have a condo, LOL.

Taxes on all the property and the house last year were a whopping $206.00 .

Cool deal,A coworker and I where shootin breeze yesterday about how cheap houses are in small town Ne.,saw an add for a 1 bdm. house for 4500 in Oxford(about 35 mi south of I 80)
